Permitted Development

It is not always necessary to gain planning permission for an extension or refurbishment. Permitted development rights mean you can make certain types of minor changes to your property without needing to apply for planning permission at all. However that doesn’t mean you don’t need help.

There are certain design parameters that have been set by the National Planning Policy Framework (NPPF). These parameters have been set by the Government to encourage national development on various project types and scales by side stepping the need for lengthy and costly planning permission approvals, resulting in a reduction in overall project cost and timescales.

What can you expect from us during the permitted development stage?

  • As part of the Permitted Development Package we will produce diagrams, drawings, example imagery, written descriptions, and analysed/noted policy.
  • These are compiled together, A3 presentation sheets and scaled drawings using latest CAD and presentation software.

What happens next?

Once completed, your Permitted Development Package can be utilised to discuss your potential development with your chosen builder or we can tender your proposal to a series of contractors to gain the best quote.

The information provided will be enough for the builder or contractor to work from to produce the development and will more than likely be completed under a ‘Building Notice’ requiring no further building regulations approval.

This stage can be utilised as an option before moving on to a larger more complex design which may require planning permission. It is important to investigate what would be possible under permitted development rights to see if it can meet your needs instead of going straight into a planning application.
