Here at Acres Architecture we have developed a bespoke service for our customers, what we call “Development Appraisals”. These fall into four main types, which are described in further detail below:

Pre-Purchase Property Appraisals

A pre-purchase property appraisal is a fixed-fee set of works that we can carry out for you prior to you deciding to buy a new home. It is essentially designed for those thinking of buying a property that they have seen but who potentially want some kind of extension, renovation or other development completed before or after they have moved in. This is where Acres Architecture can help.

So what does the Pre-Purchase Property Appraisal package consist of?

Initial property viewing:

We will accompany you on a viewing with or without the estate agent present. During this meeting we can discuss what it is you wish to achieve, the options available and put forward some suggestions of initial ideas.

Production of information:

A document will then be produced collating all the information discussed at the viewing as well as other vital information organised into the 5 sections below:

1. Design & Planning Appraisal – the design that you have discussed with us will be analysed against local, regional and national planning constraints, so you are aware what obstacles may need to be overcome to complete a successful planning application.

2. Professional Services Required – this section provides you with a full breakdown of Acres Architecture’s fees and lets you know if and when any other professional may be required to help move the project along, with an indication of their fees based on our experience of similar work.

3. Build Cost Estimate – we produce an unbiased initial budget cost estimate to allow you to know with confidence how much any contractor or builder should be charging you for the works. This is broken down into main contractor works, secondary works and, if you have discussed it with our representative, any cost for DIY elements.

4. Time-Scale – a project timeline is calculated and put together for you to consider. This will include all aspects of the process including waiting for planning submissions to be approved and when and where the works at the property can start.

5. Summary – All the information is consolidated in this final section along with our recommendations about the project.

Pre-Purchase Property Appraisals Prices:

Small Extension (Below 30m2) and/or remodel  £180.00 Inclusive VAT

Larger Extension (Above 30m2) and remodel     £240.00 Inclusive VAT

Homeowner Development Appraisals

Are you thinking about developing your current home? Maybe you want an extension, internal remodelling, or garage conversion? If so, a Homeowner Development Appraisal package from Acres Architecture will really help to get your project up and running. 

A Homeowner Development Appraisal package consists of the following sections:

Initial home consultation:

An initial on-site consultation with a chartered RIBA-qualified architect to find out what it is that you want to achieve and discuss options, solutions and ideas on the best way to achieve your goals.

Production of information:

A document will then be produced collating all the information discussed at the initial home consultation as well as other information researched from the local planning authority, local design guides, project costing and additional professionals required. This document is organised into the 5 sections below:

1. Design & Planning Appraisal – the design that you have discussed with us will be analysed against local, regional and national planning constraints, so you are aware what obstacles may need to be overcome to complete a successful planning application.

2. Professional Services Required – this section provides you with a full breakdown of Acres Architecture’s fees and lets you know if and when any other professional may be required to help move the project along, with an indication of their fees based on our experience of similar work.

Residential Property Development Appraisals

Are you looking into purchasing a site for development? Do you already own land that you wish to maximise the potential of? If so, an Acres Architecture Residential Property Development Appraisal can help you rapidly gain a greater understanding of the potential of a site and how to move forward.

The appraisal consist of two parts:

Initial consultation onsite:

We will come and meet with you at a time of your convenience on the site in question. We will discuss your intentions as well as identifying any obstacles that may stand in your way.

Production of information:

Following the initial consultation we will investigate further any planning obstacles, identify all project costs including professional fees and aim to provide you with an estimated gross development value. All this will be collated into a concise and easy to understand document split into 6 sections, listed below:

1. Design & Planning Appraisal – the design/layout that you have discussed with us will be analysed against local, regional and national planning policy, meaning that you will know what obstacles may need to be overcome to complete a successful planning application.

2. Professional Services Required – this section provides you with a full breakdown of Acres Architecture’s fees and lets you know if and when any other professional may be required to help move the project along, with an indication of their anticipated fees based on our experience of similar work.

3. Build Cost Estimate – we produce an unbiased initial budget cost estimate to allow you to know with confidence how much any contractor should be charging you for the works. This is broken down into ‘Site Preparation Works’, ‘Unit Construction’ and ‘Site Completion Works’, thus providing you with a high level total budget construction cost to be compare against the land price and total GDV.

5. Time-Scale – a project timeline is calculated and put together for you to consider. This will include all aspects of the process including waiting for planning submissions to be approved and when and where the works on site can start.

6. Summary – All the information is consolidated in this final section along with our recommendations about the project.

3.1 (OPTIONAL) for an additional fixed fee we can work with our local and regional sales agents and sales estimators to provide you with a professionally estimated Gross Development Value (GDV) for the project on completion. This is an invaluable piece of information which can really help to understand site potential.

Small Development (Below 10 Units/>1 acre)                     £299.00 + VAT

Larger Development (Above 10 Units/<1 acre)                   £399.00 + VAT

Commercial Property Development Appraisal

Is there an existing building or site that you would like to remodel? Maybe you wish to demolish and start a new build from scratch? Either way, Acres Architecture has an appraisal for you. A Commercial Property Development Appraisal from Acres Architecture will allow you investigate all eventualities for the existing building whether you choose to remodel it, knock it down and start again, or convert it for another use. For example, converting an old factory into a new apartment building.

Here’s what the appraisal consists of:

Initial consultation onsite:

We will meet you onsite complete a building and site walk over (if safe to do so) and asses the existing structure of the building or lie of the land for its potential. We will at that meeting discuss with you what you hope to achieve and provide some high level suggestions as to how to best maximise on that opportunity. We will take photographs for our records and possibly some necessary measurements. We will also expect any information you currently have about the site to be forwarded on to us for reference. Off the back of this site visit we will produce an appraisal in the form of a single document.

Production of information:

The document will contain various sections of information, helping you to make a decision on the best way to move forward with your development. The sections are broken down below:

1. Design & Planning Appraisal – the proposal that you have discussed with us will be analysed against local, regional and national planning policy, meaning that you will know what obstacles may need to be overcome to complete a successful planning application.

2. Professional Services Required – this section provides you with a full breakdown of Acres Architecture’s fees and lets you know when any other professional will be required to help move the project along, with an indication of their anticipated fees based on our experience of similar work.

3. Build Cost Estimate – we produce an unbiased initial budget cost estimate to allow you to know with confidence how much any contractor should be charging you for the works. This is broken down into ‘Demolition, ‘Site Preparation Works’, ‘Construction’ and ‘Site Completion Works’. Thus providing you with a high level total budget construction cost to be compare against the land price and total GDV.

5. Time-Scale – a project timeline is calculated and put together for you to consider. This will include all aspects of the process including waiting for planning submissions to be approved and when and where the works on site can start.
